Inventory
To give it, its proper name “inventory and Schedule of condition” this report is created at the start of a tenancy. This will document the condition and cleanliness of the contents, fixtures and fittings within the property as well as the decorative order, it shall also comment on the order of the gardens. This report will give a clear indication to the condition of the property at the time the tenants take possession.
An accompanied check-in, in simple terms this is the handover of the property. We would meet the tenants at the property demonstrate working smoke alarms, show utility meter locations and walk through with the tenant and demonstration the property in comparison to the inventory.
Check-in
Mid TERM INSPECTION
Also know and periodic or property inspection. This is a less detailed report and conducted usually after 3 months of the tenancy start, and 6 months thereafter. The timings can vary between property management companies. The purpose of this report is to spot potential harm or risk to either the tenant or the property. An overall cleanliness and upkeep will be recorded as well as a couple of pictures of each room with the tenant’s permission.
The check-out report or exit inventory as its sometimes known is a bit like the original inventory but in reverse. The property will be inspected in the same manor and in accordance to the original inventory. Properties naturally change over time some of these differences can be attributed to normal wear and tear, others may be neglect, cleanliness shall also noted. The report can be used to alert the landlord to general upkeep or used by the property manager to asses any deductions from the tenants deposit.
